When Microsoft Danmark contacts Sadolin & Albæk Corporate Solutions (SACS), it has some 1,000 employees at two Copenhagen venues. Microsoft Danmark wants to centralise activities in one location.
We assist the company in pinpointing its specific wishes and demands, and concrete opportunities are subsequently considered. We identify a possible location in the Municipality of Lyngby-Taarbæk - a parking lot next to the regional shopping centre of Lyngby Storcenter, which is not only ideally situated but also has the potential of fulfilling Microsoft Danmark's additional requirements in terms of building a new head office from scratch.
But things are not that straightforward. The parking lot is owned by the Municipality of Lyngby-Taarbæk, which has no immediate plans for any large-scale office building on the plot, nor is such a scheme in line with the existing local plan. As the appointed adviser of Microsoft Danmark we initiate close negotiations with the Municipality of Lyngby-Taarbæk. We present various possible scenarios, and we manage to agree on a model that is beneficial to Microsoft Danmark and also consistent with the Municipality's development plans for the town of Lyngby. Proceedings are launched in an effort to draft framework conditions for the area, and when they are finally in place some time after, the Municipality offers the parking lot up for sale with a view to office and residential new construction.
As Microsoft Danmark prefers to sign a lease on its new head office rather than own it, we identify an investor for the development scheme. Domestic pension fund Danica Pension ends up buying the plot, including 40,000 sqm building rights in total. Microsoft Danmark is to lease 20,000 sqm, while the residual 20,000 sqm are designated for residential use. Throughout the process, SACS, in collaboration with architects and engineers, safeguards the interests of the three main players - Microsoft Danmark, the Municipality of Lyngby-Taarbæk and Danica Pension - which must all be considered in order for the project to succeed.
Construction starts in 2013, the foundation stone is laid in March 2014, and Microsoft Danmark is now looking forward to moving into its new head-office premises in the second half of 2015.
Because of the appointment of Sadolin & Albæk as adviser and negotiator, Microsoft Danmark gets a new and centralised head office that meets the company's wishes and demands. At the same time, the company was able to reduce its area requirements by some 7,000 sqm and achieve substantial rent savings. The Municipality of Lyngby-Taarbæk secures a usage of the area that tallies with the municipal development plans, and Danica Pension is given access to an attractive investment opportunity.
