Swift re-letting of central Copenhagen office premises

Sadolin & Albæk not only offers extensive knowledge of the commercial letting market. We also benefit from an extensive and valuable network and a proactive approach to office letting. We therefore often manage to identify tenants to leases even before the premises are officially offered for let. This was for instance the case in this specific instance, where we were able to swiftly conclude a lease assignment on behalf of PFA Ejendomme.

PFA Ejendomme approaches us because they want to re-let two attractive central Copenhagen office leases. Both situated at Kristen Bernikows Gade in the Copenhagen CBD, the leases were recently terminated and vacated by a former tenant.

We already have an ongoing dialogue with a number of prospective tenants, including Chanel, which company recently terminated its existing distribution agreement and therefore requires an independent office lease. Chanel seeks a central Copenhagen office to function also as its Scandinavian head office.

Chanel is not immediately able to find an available lease to meet its lease criteria. The timing is therefore ideal when the PFA Ejendomme leases at Kristen Bernikows Gade become vacant in the meantime. Both in terms of size, layout and central Copenhagen location, the leases are perfectly aligned with Chanel's requirements of Copenhagen lease premises. We therefore introduce Chanel to the leases at Kristen Bernikows Gade even before we launch extensive marketing efforts.

As a result, Chanel takes a 593 sqm lease at Kristen Bernikows Gade 6, 3rd floor. PFA Ejendomme manages to swiftly re-let its premises and thereby avoids a vacancy period. And Chanel - even without a lenghty market search - secures its dream lease in the heart of Copenhagen.

Incidentally, prospective tenants eager to secure the second and highly attractive office lease of 588 sqm at Kristen Bernikows Gade 6 (1st floor), are invited to browse further details (in Danish) here
