When deciding to divest its attractive portfolio of three properties as part of a long-term strategy, KOMBIT A/S retains Sadolin & Albæk to handle all aspects of the marketing and sale of the portfolio, comprising some 89,000 sqm in total.
In late summer 2014, ahead of two other prequalified bidders, Sadolin & Albæk wins the public tender to mediate the sale of three large domicile properties in Ballerup (Greater Copenhagen), Odense and Aalborg on behalf of KOMBIT A/S. KOMBIT is the IT-service provider for Danish local authorities. All three properties are let to KMD, with more than 3,000 employees one of the largest IT companies in Denmark. The properties are high-quality office buildings with low operating and maintenance costs. They all enjoy a prime location in their respective marketplace and feature up-to-date and flexible office premises that have been maintained and upgraded on a continuous basis.
The properties are offered for sale in a portfolio sale based on a structured sales process. Sadolin & Albæk manages the entire process, including the re-negotiation of lease contracts with the current tenant, marketing, tender and mediation of the portfolio. Domestic pension fund PensionDanmark acquires the portfolio at a price of approximately DKK 1.2bn.
